posted to you. SMS text property alerts transmit all the latest available properties to your phone. We can also email full
colour details to the email address of your choice.
viewings
You will need to arrange a viewing of the properties that you are interested in. Simply contact us and we will arrange appointments for you to view at a time that is convenient. Viewings can be conducted seven days a week.
mortgages
It is advisable to get a mortgage agreed in principle before you make an offer on a property as this could put you in a better position and could also
speed up your mortgage application. We would recommend one of our Independent Financial advisors based at our offices, they have access to hundreds of mortgages on the market. Unlike some mortgage
brokers they will not charge you an advice fee.
home information pack
Once you have found a suitable property ask to see a copy of the Home Information Pack (HIP) and Energy Performance Certificate (EPC).
making an offer
Once you have found a suitable property we will put your offer forward to the vendor both verbally and in writing. All offers are subject to contract, which means that there is no legal binding to buy or sell until the contract is signed.
acceptance of offer
Once an offer has been accepted you will need to instruct your solicitor to proceed immediately. Your solicitor will deal with the solicitor of the seller. If you are arranging a mortgage you will need to proceed with the mortgage application and make arrangements for the survey to be done. Please speak to a mortgage consultant in our offices.
legal
A solicitor will be required to handle the legal paperwork involved as part of the sales process and subsequent transfer of ownership. We use Greyfox Conveyancing Services who provide a highly competitive quote for all your conveyancing requirements. We use a tried and tested panel of solicitors and can provide you with a fixed quote. Our service will soon allow you to keep track of progress online. Greyfox will also provide when applicable an electronic version of the Home Information Pack. To obtain a solicitors quote please contact your nearest branch by telephone or email.
survey
A Mortage Valuation is carried out on the property by a surveyor on behalf of the mortgage lender to advise on the valuation of the property and basic condition. There are also other types of survey available which, dependent on the type, age and sometimes the value for the property, you might like to instruct. Please speak to our Mortgage Advice Bureau mortage consultants for more information on these types of surveys.
draft contract
A draft contract will be drawn up by the sellers’ solicitor and forwarded to your solicitor. Your solicitor will approve the draft contract at this stage and raise any additional questions or queries to be answered satisfactorily.
mortgage offer
Once your mortgage application has been approved (all references and checks have been carried out), the lender will send a mortgage offer to you and your solicitor, which you will be asked to sign, once you have read and understood the offer. Once signed and returned to the lender, the next stage is for the solicitor to request the funds.
exchange of contracts
Exchange of contracts will take place once you and the seller sign the contract. A deposit, normally a percentage of the purchase price is paid either by bank transfer or bankers draft. On exchange of contracts the completion date is set.
completion
This is a date generally set a few days or weeks after exchange of contracts. The remainder of the money is now transferred from your solicitor to the sellers solicitor, at which point you now become the new legal owner of your home. Congratulations!
