Tenants
Although Letting Agents have different procedures, this guide is intended as a general overview to assist you when renting a property. We have set out several significant pointers to assist you.
Once you have paid your Administration Fee/ Holding Deposit, the property you have choosen will still be marketed, but with the view that an application has been taken on it. Should you withdraw your application, or your references prove unsatisfactory or you make a false statement on your application, your deposit will be forfeit. If for any reason other than the above the Landlord does not proceed then this Administration Fee/ Holding Deposit will be returned to you.
Within 48 Hours
You should complete the Application Form fully and clearly and return it to the lettings office. Please ensure that you have provided daytime telephone numbers and fax numbers for your employer, personal referee and Landlord/ Managing Agent. We shall also require a copy of your passport, NI Number and proof of address i.e. utility bill.
Please note we need a minimum of 10-14 working days from receiving your application and possible move in date.
On Receipt of your Application
The form will be faxed to our reference agency who will commence enquiries on our behalf. We would advise that you contact your referees and ask them to respond promptly to any enquiries. We will advise you at this stage and confirm that we are proceeding with your application.
Once We Have Recieved Replies From The Agency
We will discuss their recommendations with the Landlord and provided they are satisfactory, we will telephone you to arrange a date and time to attend the Lettings office, sign the tenancy agreements, pay the balance of deposit and rent and then go to the property to check through the inventory (if applicable).
Payment of Move In
We are unable to accept personal cheques as payment. Payment must be in the form of cash, credit card or bank/building society draft cheque. Please take care to arrange this in good time, as you will not be allowed to move into the property without the correct form of payment.
Signing The Tenancy Agreement
You should allow 1-1½ hours for the entire installation procedure and all tenants should be available to sign the agreement.
