How to Guarantee Great Property Photos That Will Impress Buyers

A whopping 98% of buyers kickstart their home search by scrolling through property portals.

So when marketing your home, it’s important to think carefully about what buyers will see when they click on your listing.

Here’s why first-rate photos are critical:

1. Good photos give buyers an idea of the property’s potential. If the rooms look light, bright and spacious, buyers don’t have to work too hard to imagine themselves living there.

2. If the images show rooms strewn with clutter and laundry, buyers will assume the seller is keen to offload quickly. In this scenario, buyers are more likely to make a lower offer.

3. Buyers want to feel reassured that a property has been well maintained. If it looks dark, dingy and unloved, what unwanted surprises might the new owners find later?

The good news is that by following a few simple steps, you can ensure your property photos do their job – and send all the right messages to buyers.

Declutter – If you plan to move, you’ll need to have a good clear-out anyway. So put in the hard yards before the marketing photoshoot. Sell or donate unwanted and unused items.

Don’t make it personal – Items such as family photos, dog beds, children’s toys and souvenirs can be off-putting (and let’s not get started on doll and military collections). Put these possessions out of view or ask a friend to take care of them during the selling process.

Furniture – Review the size and scale of the furniture in each room. Does it make the space look crowded and small? It may be beneficial to pare back the number of items in a room to create a sense of space.

Neutralise – Bold colours, jazzy wallpaper and decorative murals can jar with buyers, so consider giving the walls a lift with a coat of paint.

Outdoor areas – Ensure all outdoor areas, including paths, decks and gardens, are tidy and well-maintained. For exterior shots, consider moving bins and cars out of view.

Dress the property – A vase with fresh flowers and a bowl of fruit can add a homely feel. Always make beds – don’t leave mattresses bare.

Put everyday objects away – Store away cleaning products, tea towels, dish drainers and toiletries. Yes, they’re items we all use in our daily lives, but buyers don’t need to see them.

Choose a great agent – Before selecting an agent to sell your property, look through the images on their website. Go for an agent with first-rate listing photos.
