But as well as getting the presentation just right, it’s worth thinking about the information you’ll need for the process. Having this ready early can save time and avoid a last-minute scramble.
Don’t be surprised if you get asked a multitude of questions, some of them unexpected or downright unusual.
The first person who’ll be chasing you for information is your estate agent. They will compile what’s known as material information, a pack of basic information about the property that prospective buyers receive.
This covers things like the council tax band the home falls into, the number of rooms, and whether the property is freehold or leasehold.
Once the viewing process starts and later when you accept an offer, you can expect a raft of more questions.
These can be pretty varied, but it’s important not to take any of them personally or as a sign that there are concerns about the property.
Often a buyer’s solicitor will ask a whole range of questions, largely as a precaution.
When this happens, don’t panic. Just tell the truth, as misleading a buyer can lead to legal action or claims for compensation.
And if you get asked a question that you don’t understand, talk to your agent or solicitor, as they can provide clarity.

- Have you got documentation for building work or extensions carried out at the property, including relevant planning permissions?
- Do you know of any flood risks relating to the property?
- Have you had any issues with subsidence or drains?
- Do you get the boiler serviced regularly? If so, can you provide evidence?
- Can you provide receipts or warranties for the boiler or double-glazing?
- Can you provide details on the property's energy efficiency?
- What type of insulation do you have?
- How fast is the broadband?
- Are there any issues with the neighbours regarding noise, parking or boundaries?
- What are your average monthly energy costs?
- Does the cat come with the property? (yes, really)
